Only the very best quality homes will be offered to our registered tenants. We take the time to assist our tenants with the very best advice to ensure a smooth, happy and trouble-free tenancy.

Application to Rent & Referencing

All persons aged 18 years are required to complete an application and reference form. We also require a form of photographic ID which must be either a passport or a driving licence and a utility bill or a bank statement addressed to the applicant at their current address. Full crecit searches will be undertaken along with previous Landlord references and income and employment references. In some instances a guarantor may be required. A guarantor must also complete a reference form aswell as provide us with their photographic ID and proof of residency. In order to pass the referencing criteria, guarantors are required to have an income equivalent to 36 times the rent. Once the references have been concluded, they are sent to the Landlord for approval. Once we have received the agreement from the Landlord, we will then proceed in drawing up the tenancy agreement.

Tenancy Agreement

Once satisfactory references have been obtained and approved by the Landlord, we will then draw up the tenancy agreement which will usually be for an initial term of 12 months. A draft copy is available upon request. It is important that the Tenant reads and fully understands the Tenancy Agreement as they are legally bound by this document. Security Deposit

Tenants are required to pay a security deposit equivalent to one and a half times the monthly rent or two times the monthly rental where a tenant has permission to keep a pet at the property. The deposit is held against any damages arising during the tenancy and will not be released until the tenant has vacated the property, and any damage assessment has been concluded and agreed. It is now a legal requirement for all deposits to be protected, and details of how the deposit is protected will be contained within the Tenancy Agreement.
